That is a pass thru to guests so you should take that off the list.The HOT tax should also be removed as AirBNB should pull that and pay it direct (need to check that).Are you sure on the property tax?

Aside from the deep cleaning and painting, i read that to really remove the smell you need an air purifier with carbon filter, both of which i dont own as of now.

I doubt they have the right to remove them also.Of course if you call and ask, they will tell you that you still owe them. 

Also make clear that your neighbor needs to remove any property being stored in your shed. 

I haven't signed to remove any of my contingencies on the contract such as, appraisal, inspection, and loan contingencies.
