Perhaps, we should release the info to other BPs.

The checks are released after the work is done so the contractors will have to lay out the cash.

If you want him out and he wants out, you can even release him from his current lease early.

I had one like this last year were we had to sue for performance and we did record the memorandum and I had 50k in EM up and released to the seller.. so I HAD real equitable interest.. and I had to put the rest of the purchase price into escrow on the day of closing and leave it there for almost 2 years.. another 105k... but at the end of the day we won the suit.. and ended up with the property..

Seller refuses to provide current leases, says it's illegal for her to release those because they hold private information about renters.

@ed @Ed Brady I just do what's called a "Roommate Release Form".

They were begging for us to release the $.We have taken the siding away from them and are doing it ourselves with a carpenter friend.We also will take away the brick work and stone on the front of the house. 

Identify all your possible liens, and get the date they were recorded, and instrument number.2. locate all the lien releases.

We have a procedure in place for adding and releasing parties from a rental agreement.It seems to me you do not need any documentation from the non paying tenant.  

Once we accepted the balance owing we went to the courthouse and released the judgment for monies owed.Our intent at this point is to write up a new lease starting March 1st.
