So, if a tenant pushes back on the MTM, to me that's a red flag, because there really is no down side for them unless they are up to no good.

Title is clear until it isn’t.Purchasing owners title insurance 3-5 years after acquisition in connection with a refinance will cost more (2 full title searches, no simultaneous issue rate) and will raise red flags.

As a Business Broker, I can tell you from experience that when a seller says up front that they will offer financing, that's a red flag.Almost every business seller wants to close on the deal, get paid and get out. 

IE - we don't want to get red flagged or kicked off of the platform because we are promoting our own direct bookings. 

Not putting up a DP doesn't make it better...just less bad,...bad still bad.Kind of like choosing between getting your foot run over by a bus or a motorcycle.
