To all of my fellow bigger pockets members always remember if you want to realize your dreams you have to go out there give it everything you have and more to make them a reality. 

I didnt realize you were going to rent first.  

I realized that as I listen through all the podcasts it would be helpful for me and others to know the books that have been recommended by the different guests. 

Most people don't realize that they often expose their worst traits on social media.  

I was recently reviewing the loan doc's & realized that there was a clause on the 1-4 family rider that said that we can not change the zoning on the property w/out the permission of the lender.

I've realized over the past year that the process and results of investing is more conducive to my goals than retail sales.

So realizing now that it'd be best to partner with others on your first few deals will put you a step ahead of worrying about financing.You should think big, but realistically as well.

The folks on here don't realize you probably don't have 800k to drop on a duplex that won't cash flow!

I realize that I could also eventually do a credit check to make a more informed decision, but I am not yet the current landlord and time is very much of the essence in my situation.

I have done a flip about 3 hrs away which took a lot more time that I realized it would and I ended up spending more than I anticipated.
