@Theresa Harris it’s called Base Allowance for Housing(Bah) when you live off base, you get a certain rate based on zip code and your rank.

It’s nice because it’s always covered so you don’t have to worry about the elements and if you are working late on a rental you can get home and leave all of your tools and extra material in it and just lock it up.

I don't think there is a decline, but there are elements of caution.And of course all real estate is local and Case-Shiller only looks at 20 markets.

Ok, I've done major rehab on historic homes and what the inspector says can or might not be a problem.I don't know 100-year old construction in your area, but in Atlanta, old homes are built on brick piers, which are the supporting elements.

Sure, you get leads and listings but those don't make any money until they're sold and some markets are much more rewarding than others.I would by far rank direct mail as THE BEST source of leads because it is almost infinitely scalable.

I would assume that a flood (whether you're insured for it occurring or not) would rank right there alongside the damage caused by a tornado or other natural disaster where the landlord would be responsible for restoring the property.However, I wouldn't think you'd be responsible for any of the tenants belongings they may have had in the basement that would have gotten wet.
