Young professionals looking for 1 bedrooms or in a not so great area, higher crime with lower quality tenants? 

As money builds up they are willing to take less return for a higher quality asset.Example they get 8% on 2 million investment for 160,000 a year.

A seller selling might not make a deal just on price but other terms they find important.Buyers can be serial lookers and time wasters if they are not realistic with the market.A broker/agent and an investor should talk about expectations upfront to see if they are a match for each other or not.Of course every investor wants a deal but there is a difference between finding the best quality at the better pricing in the market and wanting a pricing cycle of 3 years ago that does not exist today.

I realized that how much I was trying to pay for the quality I wanted didnt match up.  

I still didnt come up with some quality idea how to structure this partnership.

Your best bet when it comes to finding good, quality advice is to solicit it from people who are making it happen in your geographical area since REI is so local.  

Surely, to build a NEW same-quality home there shouldn't cost $400k+?
