If commercially zone units don't qualify for conventional loans, the bank financing allows for a higher LTV (75% vs 85%) 20 term and of course the rate jumps a .25 (5.0% vs 5.25%) for the 5 yr balloon - PITI $923 balloon payment.

Mark 4s would move the needle my biggest concern is if rates go up enough to push me cash negative at end of first term (5-7 years).I would like to get 4 unit or more of above average quality and rent price property.I believe on what little research i have done i could make a deal like this happen as far as qualifying for a loan and having down payment.

I'm also self employed with a lot of write offs so it becomes a little tricky to get qualified but I have a cosigner if needed.
