I say all this to ask my real question: How the hell do I present this professionally to a person or institution so they can feel reasonably inclined to take a chance on me and the deals?

A lot seemed to be industry professionals more so than investors.Another group is done through IRBY.

All types of different real estate professionals across 3-4 days. 

To me, engaging these professionals seems costly.

@Derek Gendig - US banks are notoriously difficult on this issue due to regulations requiring that you appear in person to open the account.

Legally, depending on your state codes, you probably need to give more notice.Learn you state regulations before you take over the business.
