The reason why you wouldn't want to hold passive income producing assets in an S-Corp is that the S-Corp is created for non-passive activities.  

I only purchase property that are income producing at closing and that need a little bit of work.  

In San Pedro it's about producing the biggest booms.

If you can spare the time I've also found that watching/listening to the webinars that the sites usually produce on each deal is worthwhile in order to get a flavor for the sponsor in person (so to speak) and see how he/she fields questions from potential investors.

Hello folks,I am looking to invest and build a real estate portfolio of income producing assets and also do some high end residential flips.

The thing to weigh against that is also the reduced risk....this company is producing a custom product without the need for any subs until the point of roofing, siding and finish work.

I am guaranteed X amount of energy from my panels, for the last 3 years since I put them on have produced about 2/3 * X so basically they have to refund me that difference at the end of the year, which puts my investment in the black.
