Due to me not being able to enter a legally binding contract I don't think I can really start this until next year, but I want to put myself in a position to get an educated start out of the gate.

It seems to me that there's a hard limit on how far they can rise without tanking the entire economy given the level of public and private debt as well as the impact on financial markets. 

Just trying to be a good citizen and a kind person...Also they have been somewhat high impact renters and have even driven on the lawn and over my new sprinkler heads. 

Can i be reasonably positive that the Water and the Septic tank is ok on this property.

I'm not sure what impact the Northstar line would have. 

With an existing loan in first position most hard money lenders won't make you an additional loan. 

I have lease agreements for all the properties and they are all cash flow positive but I am worried that a lender would not look favorably on the complex situation with my seller financed homes as they are not outright mine on the deed etc....

In my position a property manager is a must and am very excited to be in the process of hunting down a good deal for my first rental property 

I would like to keep the property and turn it into a investment property but it does not look like it will cashflow positive once turned into a rental.
