We personally fund rural deals all the time -- unfortunately, we don't lend in Minnesota.

Selling costs time and money. 

In both situations we the buyer can ask for owner financing, and I do ask each time I make an offer. 

We also had the lowest "shelter" reading in a long long time, of 0.3% for rents and OER.
