Unit 1:3 bed 1 bath/ rent $1065  Unit 2&3: 2 bed 1 bath/ rent $940Insurance $1600, taxes $6000Current lease has OWNER paying for water - $2900 ( would have to suck it up until the lease is over ) Condition of the house doesn't appear to be too bad and in my opinion these units are under rented but of course wont pay for what COULD be, just saying that if these numbers work at all there is a chance of improving them.Obviously want to factor Vacancy, Capex, repairs and property management.

Last year I waited far to long to do my taxes so I didn't really have a chance to question it when he said I need to file separate returns for my wife and I, and our two LLCs because disregarded entities only count for single member LLCs and since both my wife and I were on the LLC they were not single member. 

It was 1 in 500 years event, river was rEconfigured, narrow bridge redesigend and there is a slim chance for that to happen again. 

There is a good chance they have done a conversion of some sort.

That would give folks here on BP the chance to bring up other issues you might uncover outside of the contractors scope before you decide whether to move forward or not.  

I also know that taking every opportunity to network and meet people through BP and around Houston is my best chance in learning.

There are great deals that get put up on the MLS that are scooped up quickly, if you don't have access you literally don't have a chance.2.)

So we now have 3 days to make a decision.Everyone at the sheriffs department says we have no chance to win this case.

As a renter, I've found it helpful to know my potential landlord's renting criteria because I know in advance if I have a good chance becoming a tenant or, if I think my chances aren't so good, I can continue to search for other properties. 

You stand a good chance of making a quick and unexpected entrance through it and into your livingroom.
