Carry a big umbrella policy for liability insurance.

If I had a LLC holding a property it would need it's own umbrella policy of $350 and separate one for eachentity/LLC/social #.

The ESA letter met all the legal requirements I could find so i accepted them even though my policy was no pets.   

As you already know, Scottsdale is a magnet for people coming to major sports events, including the Phoenix Open and Major League Baseball Spring Training, car lovers coming to Barrett Jackson (and other auctions happening this week) and people coming from Canada and across the U.S. to escape the cold.While there is likely to be some form of local governmental policy change, that shouldn’t scare you away.

Why would you shoot a shotgun out there and hope that you are aimed in the direction of a target when you can have the target place itself 2 feet in front of your face?

What I did was get an umbrella policy that covers all my assets.

@Richard Lovering own one in a partnership and one individually and have an umbrella policy to cover liability concerns on top of all other coverage.

You will also need a dock policy if you have one.
