I’m not sure why breaking the law appeals to you.If the difference in interest rates between a 203k/conventional loan and a Private/Hard Money loan means the difference between a profit or loss, you bought the wrong property.

Follow the appeal process if their valuation is wrong.And forget about the WEF and the government. 

If the visual appeal is the issue those are usually cheaper things to address with paint, molding, and cabinets.

I would research some of the different methods: Househacking, BRRRR, Fix N Flip, STR etc and see which one appeals to you most and pursue that method. 

This is a lot of work however and would only appeal to someone who is actually interested in investing in Real Estate.

But, I looked at the sale comps, and the properties in the area, and realized I needed to keep it to maximize the value and appeal.
