Hello Everyone,I am new to the community and I am also a new owner of a duplex in Los Angeles City.

Not that I'd draw parallels between Bay Area (or Los Angeles) traffic and flyover country but you get the point.  

I am buying a duplex with tenants in Los Angeles California.

First time buyer, in the Los Angeles area.

I'm from Los Angeles.

Objective: Purchase a duplex in Los Angeles/Greater LA. 

I’m just starting my investment career, I live in Los Angles, my goal is to house hack in a duplex, I’m having trouble finding anything for my budget (400k) that’s doesn’t need a lot of work or in a bad neighborhood.

I've come to understand by now that the entrance barrier to this area is rather high, especially here in SLO, and so have focused a good bit of time looking at potential opportunities in Santa Maria and Los Osos.

My hometown is Los Angeles, California where properties are really pricey most not even meeting close to the 1% rule.
