Hey Malcolm, debt financing shouldn't be an issue; with a DSCR loan, you can borrow within an LLC, and it does not need to exist for a certain period of time.

I just liked the personal touch of the outreach with some value-add. 

So I had been looking at a DSCR loan on other properties but they wanted 1 year of income before they loan…My thought was perhaps I can lease back out to the current owners, then refinance to get my cash out.

While there are returns and security in substantial positive cashflow, you also get returns through appreciation, tax deductions, and loan paydown.

What loan type (DSCR or conv) should I be looking at and what rates?.
