Hey @Juan Acevedo First off i do not confuse fact with opinion, If you have a good system and are good at your craft you can definatly make money in los angeles flipping and or wholesaling, never be afraid of competition you should embrace that and create a system to be part of that competition thats what makes this all so fun, not everyone can do it, me personally i love the La market as soon as i get a house completed i have multiple offers in the first couple weeks and i can care less about the competition, i focus on my structure that works for me, If you can make it in La you will find many other areas easy, I'm not far from you if you like you can come visit one of my flips and gain a little experience, i have a couple SFR's i purchased in the La area I'm almost complete with the rehab, good luck to you.

You will be better off going to a real estate networking event where you can meet multiple people instead of 1 person via coffee.You can meet someone at a networking event and ask them for coffee / lunch at a later time if you click or want to learn more from the person.i would suggest Meetup.com, eventbrite or biggerpockets to find networking events.

Others might be fine with taking risk, but least by doing this a person can get an idea of what might go wrong.e) Legal document analysis: it will usually take a few days to go through the legal document properly, as almost inevitably there are tons of gotchas that either have to be explained, or mitigated with a side letter.That is the very short summary of what I do.

Know how long it will take you to get title insurance for a resale.Also understand how you will have to pay.....typically cash the same day where I am....at some sales it is cash at the very end of the bidding on that one property....sometimes cashiers checks, every so often personal check, so chances there is no chance for financing.
