Here is the property info:(mind you this is all info from seller, i have not seen the place yet)The property is a 2 family house that was moderately renovated this year (kitchens updated, new tile, painting etc.)1st floor - 3 br apt, renting for 1100, 2nd floor - 4 br apt, renting for 1200. additional 2 bedroom apt in basement (not legal) and not currently rented.Taxes are $8400.40 min commute to Manhattan via path train. 20 mins drive to manhattan.

You may have to abandon the hardwood floors and spray over them as well, then put flooring on top of painted hardwood.

So, if we take Mohit at his word, his friend is cheating on his wife and has been for 6 months.Of course, you could choose to believe that is lying, but that would really be a non-sequitur in the context of Mohit's question -- not unlike, say, when someone posts that they own a 4-plex and they need advice on how to paint it, you decide that wait a minute, there is probably a good chance that they don't own a 4-plex, and you need more information.The question regards the immediate.

The white paint and the OSB used on the sub floor tell me someone has already attempted at "restoring" something and the mold could have easily not been addressed in a professional manner.

Interior would need a pretty significant cosmetic renovation(all new flooring, paint, cabinets, etc), but I'm highly confident that there aren't structural issues that would need to be addressed.

Good luck I invest in Detroit And the eastern suburbs and my advise is no your areas because and know the rental rules because if the city inspects your house and finds you need repairs or updatesand hit you with the lead paint inspections you 600 dollar house my quickly turn into 3500worth of fines.

My state requires that each person signing the lease/agreement get a copy, that they get a mold, lead paint (for older buildings) and fire disclosure, and that they get a copy of the move in condition report.
