The biggest issue with them is you have to wire of EFT them the deposit before the sale takes place which is kind of a pain.

The rules limit what you can do as the account owner, but you can perform basic administrative functions such as making arrangements for repairs, paying bills, selecting a contractor, etc.

You can thank me later.Concentration and focus are great to a point, but when you get that nagging pain in the base of your neck or the upper part of your back and it seems like no amount of rubbing it will get rid of it; you need to stop doing what you're doing and break the chain.

I also add in a 3rd limited membership partner who is, on average, a 10% share-holder in the JV entity and handles all administrative accounting on it and act's as a tie-breaking vote if myself and JV partner are ever at an impasse on any decision point.
