We partnered with a local kayak and SUP rental company in the same market and paid an annual fee that allows our guests to rent kayaks or SUPs from that company at no charge.

For example, I often see Buyers purchase property thinking there is a $1,000 deposit but then the tenant claims it was $2,000 because they paid the last month's rent.

I am currently trying to understand how people with 40 hour/week jobs efficiently go from building a list to getting a motivated seller on the phone to an appointment and signing a contract I currently have more money than time and I would like to outsource all steps of wholesaling besides the sales portion.  

At the end of the day, with out of state market and management, you'll always be left wondering, "are they doing as good of a job as I would?"...

Are you borrowing to do the renovations or at the end will you have two paid for rentals?

Your exit strategies could vary from doing a lease option, selling sub-2 and still maybe getting your equity paid over time or cash out and 1031 into a property closer to where you are going..maybe buy a multi family and hosue hack it...Let me know if you'd like to discuss further, Best of Luck!
