Have you put together a presentation package to try getting a construction loan from a bank?

I would then submit both offers at once and start the negotiations, hopefully with some sort of seller financing.Anyone have other clever ideas for a package deal like this?

I'm seriously considering purchasing Kent Clothier Find Vacant Motivated Sellers package. 

If your are going historic I highly recommend the book 'living in the past' it has some great tips on highlighting relevant design elements and how to re-create ones that have gone missing over the years.

Permits I could probably figure out myself, but why screw it up when I can just consider it part of the package.
