The GC honestly had me talking to his administrative staff and subcontractors throughout the project as opposed to him keeping me updated on the status of work.

Side question......If our goal was to accumulate long term rentals as opposed to STR's, would the philosophy change?

I definitely feel like our offer is dead in the water due to our refusal to use his buddy as our agent.I feel like having her as a go-between would be like having the opposing team in our huddle, and honestly she didn't seem to have a clue what she was doing.

You would more be looking for a private investor or JV partner here opposed to a hard money loan to supply the down payment. 

Local attorneys know each other and they know when an opposing party might take it further especially if that attorney has a track record.

In your position you can focus more on wealth creation opposed to receiving max cash flow. 

@Jason Kay Long term private/hard money loans will look more at the borrower's asset opposed to income.

I guess I see it more as a slowing of the craziness as opposed to a flat-out stop.
