@Kimberly James Awesome that now you have the REI mindset going that your ears are attuned to anything that may present an opportunity (it's amazing how that works subconsciously).I have 2 unsolicited pieces of advice that I gleaned from joining BP - which I think was about 2 years ago - reading posts, networking, etc.The first is if you have no real estate experience and have never managed or been the participant (i.e., property owner) in a major rehab (which sounds like what this apartment is going to need to fetch top dollar) then doing it from a distance is going to be tremendously difficult. 

@Senad Salihovic Interest rate is a combination of your Loan size, Credit Score, Loan LTV, DTI, Source of income (to list a few main pieces). 

If you come in with the money and partner you have an opportunity to not be responsible for all of the pieces of the real estate game.

Wouldn't this create a higher ARV if you got to pick out a nice piece of land and fix up the mobile home there to sell.

There's a lot of missing pieces that would be helpful to know.

Makes for one hell of a conversation piece if you keep it on your mantle until the seller gets in touch with you.

I always forget how cheap property is in other areas, $41,000.00 in Florida will buy you the most run down piece of garbage in the worst area.
