So $1100 is correct, but I would clearly differentiate the charges on any communication. 10% of the rental income as applies to all rental income you ever take in, and $1000 to fill the unit, as applies to any time you fill any unit.

We pride ourselves in giving lower income tenants a higher quality of life, something to be proud of.Also, with them, we make sure all communication is in written form, either text/email, just in case (b/c they are older, easy sympathy story), we have proof they confirm everything is good.

You'll need a registered agent for communications, the thing about these agents is that if any communication is required through them, your cash register will probably ding.

Perhaps the occupying tenant has a forwarding address for tenant b or you can send by mail to your rental unit a communication on the request as tenant b  has likely filed a forwarding address with the post office.

Unlike some "consultants" or "brokers" who seek to enter into site marketing agreements, we actually have capital and have the full capability to build sites and manage all communications infrastructure for a property owner.Each site is very specific and should be vetted independently, but hopefully this information is helpful.
