As you explore those paths and find some 506b sponsors, make sure to take the time vet the sponsor and their opportunity and get validation from neutral parties and existing investors if you can. 

They are in both 4 & 6in, budget oriented folks use "wafer lights" but they're cheaply built.I flip to sell so no more texture, level 5 smooth & neutral tones with white ceilings.

I am wondering if it is worth it to hire a designer to pick out flooring, wall colors, layout of kitchen, furniture, etc.

They had 2 pinwheels of varying colors on each side of the sign.

I do have some experience working with BRHP, and they do seem to be easier to work with (tenant/landlord neutral).

During their time there they let their children use permanent markers to color on the walls.  

They repainted the buildings to modern colors, re-roofed them, did a lot of work with the utility meters and moved them into these bump-outs attached to the buildings (rather than stuck to the side like an eyesore) and patched up/repainted the parking lot.

All the properties I have purchased would pass a DSCR loan ratio test with flying colors.

These things literally never happen in construction.....and it is almost always the customers fault....changes to materials, colors, fixtures, etc....So I would focus on finding a great Contractor to work with and be uber-clear in your desires on the project.
