What are the positives and negatives to investing like this?

After surgery the complete tumor was removed and 19 lymph nodes tested negative and 8 weeks of healing I started another 4 months of chemotherapy 8 treatments for preventive measures!

I do have a friend who hired a particular law firm that specializes specifically removing negative comments, etc from credit reports.  

There will always be a bit of negative outcry and complaints.

Very depressed area with negative population growth and median income way below the national average.D area at best.Not a fan.I think you would be better to wait for property in a nicer area that needs rehab and improve the value that way for a good rental.Problem is 3 to 4 years ago you could buy for those prices in nice areas but today what is priced in that range is in rougher areas I wouldn't touch.

I don't want to negatively affect my credit or get into a hole but I would like an additional $2000-4000 in the bank to get started on my first deal.

If you rented this unit for anything less you would be in a negative cash flow situation and you would literally have to put MORE of your own money to cover these costs.

Have you agent check the PCR to verify if it will even be possible once a bid is accepted The EM deposit will be $500 is the bid is less than $50000 or $1000 if it is over
