I'm new to all of this so I was curious if there was some sort of template or suggestions that people have found to be beneficial in an offer letter for a property? 

I am still very new in my investing career (still in my first year), so I know this will be beneficial to some newbies, maybe even more experienced individuals, who are focusing on the wholesaling strategy of REI. 

Hey BP,Whenever I have the time, I like going to seminars and presentations which I've always enjoyed and usually managed to get a little more educated, but over the last while, any that I have gone to here in Atlanta, while being very well attended have been very poorly presented and a real waste of time with little or no beneficial information for the attendees other than a "networking opportunity" and rant from the organizers about the products they're selling. 

(Easy read with great actionable steps to follow).Have been on BP reading posts and writing responses to topics that interest me and also networking trying to find members to build mutually beneficial relationships.

I had to learve early but it was still beneficial.  

I wasn't sure it would be beneficial until I started getting calls and seeing that my brochure was not in the trash (lol). 

Perhaps, even if you know somebody that is attending a seminar that Bruce Norris is hosting, the information from that meeting could be beneficial to you.As Ben mentioned, as a homeowner, you should build equity as much as you can because that is the way to build your wealth.

Providing a little more information and detail should get some more beneficial responses.

Two year note with moderate interest rate won't get me much, but better than an average mutual fund return and ties them to the property they love a bit more.I rent access to my pasture behind a rental to a tenant to run a beef calf with my herd. 

My SIMPLE is through Vanguard and allows all their regular mutual funds (though not their brokerage or ETFs).
