You really would need to also provide State and type of property to get any useful recommendations.There are many more companies that would be willing to insure properties with aluminum wiring if the wiring is properly mitigated. 

It's those maniacs that buy homes cash via quit claim deed off of craigslist that really get screwed.Make sure your property manager is a licensed real estate brokerage.Understand you can not eliminate all risk, only mitigate it.

Often, the newer homes are built up higher (on more dirt fill) which naturally raises the home's elevation thus mitigating the flood risk and the insurance cost.   

Risk mitigation is critical in any investment.

You can manage it yourself, however, a property management company will significantly reduce your time spent managing the property AND mitigate your risk for you.

The smell from smoking weed isn’t that bad and is mitigated a lot easier than tobacco smoke, but you don’t want anyone growing in your property (often leads to mold, alterations to the property, and potentially expensive damages).

That being said, there's certainly ways you can mitigate the damage that results from partying.

Good rents, and you mitigate risks.

Hey @Marcia Lynn Zigler,From what I've experienced with my clients doing this, is timing everything to hopefully close at around the same time and mitigating fees/costs.For the timing aspect, between application, appraisal, underwriting, and everything else, there are just a lot of moving parts to time up.

There may be even more depending on what the Mitigation company finds.
