My numbers actually reflect higher percentages for vacancy and capex - I like 10% and 7% respectively, but I know those are high percentages so I'll also run numbers for 7% vacancy and 5% capex, so I get a more standard pro forma calculation as well (I split the difference for my numbers in this thread).

But for what I am getting for rent from my basement at $1300 and I know I could rent out the main part of the house for at least $1700 I would think the house would cover itself minus any repairs or vacancies that will occur (hopefully there will be some small cashflow to be able to save for those, if not at least I would be splitting the cost with someone)As far as financing the next purchase I may be able to buy the house cash at a discount (with money borrowed against my fathers home which he owns free and clear) and then take out a mortgage in my brothers name.I also have another contractor friend who is interested in partnering up and doing some flips.

yes I agree that's exactly whats happening when first posted it sound like they wanted a 8 inch service line... something you would see servicing a High rise.And yes I have dealt with this stuff for 35 years.. the biggee in some areas is making the 1500 gal a minute fire flow.. and or if they will allow sprinklers in the homes.In one 120 lot development we could not meet fire flow and they would not allow sprinklers I had to run a 12 inch main 2,000 feet and buy 3 easements at the tune of 100k.. but It serviced my sub.. and two others ... so we split it pro rata and the market was kind to us.. we flipped the plat once we had water.. and well we did good ...

Or maybe whomever mows the lawn can scoop it and forward that charge to the tenants split in half.In qualifying tenants in the future, perhaps you can ask past landlords if scooping the poop was ever an issue?

First, the details on our 'flip':The house is a 4 bed/2.5 bath 1968 split-level home on 0.5 acres, at the end of a cul de sac, with a privacy-fenced wooded lot, in-ground pool, spa, hardwoods throughout much of the house, and some updates including stainless appliances, in an A neighborhood in South Charlotte.
