I would definitely speak with a real estate agent / investor + lender to get a better idea of your financing and like @Mackenzie Grate mentioned, work backwards.

I am definitely going to go to the tax sale and see how it goes and at the very least I can talk to other people locally who go to them and pick their brains a bit.  

If you definitely wanted to be in Manhattan, then condos are the way to go - however they're generally more expensive than coops.One thing I've noticed with existing and past clients is that apartments in NYC don't tend to appreciate too strongly, unless you're buying something with 2+ bedrooms.

Doing business under a name other than your legal name before owning it is illegal (Title 18, Oklahoma Statutes, Section 1140) and would raise flags if I was buying from you, but not everyone does due diligence like I do.

Online it says "In some instances corporations and certain other legal entities must be represented by an attorney" not sure what those certain entities are...
