Renting out a $1M property once you leave it is not going to generate any cash flow for you.Take your $300k and invest it in rental properties out of state and use that cash flow to pay for your rent or to quit working your day job and move someone cheap!

If I had to do it over again, I wouldn’t because the agency is slow and makes mistakes all leading to you not getting paid.

The question is whether or not all parties will be actively involved in the deal (JV/partnership) or if there will be one lead/sponsor/general partner and the rest will be passive investors with expectations of return on their money (syndication).

Never give a tenant options, tell them what is expected and inforce it.Leniency leads to confusion, confusion leads to inconsistant results which leads to unhappy landlords.

If you're doing a bunch of flips, the income you generate will be taxed as ordinary at your marginal rate (unless done out of a c-corp). 

Whats the difference between a licensed broker and a consultant doing the same thing of giving a lead or referral?

Zillow has always been one of those "too good to be true" for me in terms of lead generation because if it were that easy, why are over 90% of agents still failing within 1-2 years of starting?
