It's not so much a problem if you are spending an afternoon and have 4 showings but if you go just for a showing and they want to bring the second renter back the next day it is an extra trip for you.For landlords make sure that you check if they are related and sometimes you need to make sure they are the landlord so ask what is your relationship to x, not are you their landlord.

You'll need the owner's consent to do anything, but I've seen deals fall through due to fixable cracks and an afternoon and $50 might take care of it. :)

A wall I keep running into is that none of the current wholesalers/investors I've contacted aren't interested in working with me or are just too lazy to get back to me (not sure what it is).
