The property was listed on the MLS as a 3 family + in law suite so my strategy was to buy the property, fix it up to increase the rents, and file for a special permit with the town to make the in law suite a legal 4th unit.

Without doing a Title Search before you lend money, you don't know if they are even the legal owner of the property no matter what they say, & you don't know if there is a second owner, you don't know if there is already a loan against the property or perhaps a second or a tax lien or a lawsuit among other things.

If 5 rental properties are in the LLC's name, all those properties can be reached by a single lawsuit.

You need receipts when you sell the house because, if your GC comes back saying that you never paid him, you could face liens and law suits.

From my understanding, once the redemptive period has expired, I will need to file a lawsuit against the former owners of the property and ask the court to terminate their ownership and recognize mine.

I have been reading previous post from you and have been to your blog and am wondering if a property is listed with the wrong address (1 number is incorrect potentially voiding the sale) and the tax certificate is purchased, notice to vacate it sent, and ejectment lawsuit is filled 6 months later to establish possession, if property is adversely held by investor for 3 years can the investor get the deed to the property?
