They never reach out to me and tell me that they’ll be paying their rent late, I always have to reach out to them.

Otherwise, you get one person late and the others don’t wanna pay late fee, or one can’t pay and the others think they don’t have to cover it.

Many of them are local investors, but of late I have noticed that many wholesalers out of the Phoenix area are marketing and putting properties under contract here in Tucson. 

However, I am holding onto more cash than usual in case some tenants are late on rents, more unexpected repairs, etc.

A tenant that has been paying rent late since November paid partial rent for March on March 25 and when I asked when he will be paying the remainder he tells me that his job shut down.

Since late last year I've been doing my research (reading books /articles, listening to podcasts, watching YouTube videos and etc.)

This is a tenant who NEVER missed a payment and was NEVER late .

At this point, we're feeling pretty good about it. 85% pay upfront or very close. 10% need payment plans (we'll drop April late fees) and 5% no pays.
