My wife and I are renovating a Midtown home.

We are partly done with the renovation, and our contractor can't continue working.

I bought a foreclosure in 2009 (sold for 475 in 2006, had some renovations/granite, foreclosed, bought for 255k in 09, worth about 400k now with ~40k of gross rental income) in Reston that was a 4 br 3 ba.

Here is my dilemma -  Most of the multifamily listing I see on Zillow/Trulia are older properties in-general which are mostly not Net-Zero houses (The net result is a zero or near zero electricity bill), so I am wondering is it better to build a multifamily property which can be a Net -Zero or purchase and renovate an older property?

My father had some renovations done 2 years ago under the Hero program.

This place has been renovated within the last 6 years and the crack had obviously worsened since the reno.

Tearing down a house at 220k and having a new larger house built for 150 to 200 per sq ft just does not make financial sense if its Arv is 500 to 550 k.

Small issues can grow into larger ones .
