In addition to renovating the 3 units that turned over at the beginning of 2015, with renovation costs of ~$3000 each, we've installed new windows in a number of units, new central and through-the-wall A/C, some more new appliances, and we've completed kitchen floor replacements in all apartments.

Gotta go finish changing out a kitchen sink.

So if you can make a slight change to a floor plan (open up a kitchen, or add a closet to an office to turn a 2 bedroom into a 3), that is a good opportunity.

My next renovation project, my first rental, I did everything except kitchen counters and then the backyard myself.

Needs siding, roof, windows, kitchen, sheetrock, floors, paint and I've only seen a few pictures.

It was completely remodeled 9 years ago with new everything, plumbing, flooring, kitchen, bathrooms ect. 

I suggest ...since the holidays are here you even buy here a small kitchen appliance for $25 for Christmas.....happy tenants pay your note :)

I'm putting about 15k into the place to make it rent ready and upgrade some features (like kitchens and baths) to add value for when I refi out the equity in a few months.
