I have found that the key to getting a LOMA from FEMA is 2 fold. 1) you have to know the Base Flood Elevation (BFE) for your property.

Many more but those some of the key  things past clients of mine  have considered. 

I believe I have read in one of the BP books that investing near a busy road is one of the key deterrents in an investment.I want to start acting, but I also do want to be logical and calculated.

I would try to set some money aside for an eviction (or judgment suit in today's landscape), cash for keys, or to help cover your costs until you can get a better system (and possibly tenant) in place.

I also would want to prioritize my family over everything as I start this journey, so developing this system to help run things is a major key. 

We are paying off some in full and will use those for a 5 year commercial loan as a crutch to pull cash out to buy another one. its not ideal but as noted we are looking for any key to unlock that equity to keep buying more.Good luck and please share your experience as we are searching high and low for such a lender!

I know of some investors in town paying cash for keys to get to the vacancy, although it's hard to tell if that's happening on a large scale or not.
