My only qualifications are to have a job with a per diem, and have the first weeks rent up front.  23 STRs, 83 beds, 1400 previous renters.No application, no background check, no deposit, no move in fee.

That rent would have easily covered the cost of hiring professionals, the job would be done better, and you would have saved yourself three years of blood, sweat, and tears to focus on your next investment.There is a time for learning and DIY, but you have to be smart about it.

My wife and I currently have about $120k in W2 income and I plan on keeping my W2 job until I can no longer justify it.

@Daniel Gratzke, I think you did a decent job but I do have a few comments that may help. 1.

I'd be super careful about using Facebook groups...there are a ton of people who will lie and say they are a buyer, but they are just trying to daisychain it.Agree with @Bryant Brislin, I would also recommend looking for sold flips in the area and contacting the agents who handled those sales, offering them the deal to see if their clients are interested in more opportunities. 

I am seeking to purchase BRRRR properties for long term investments as well as fix and flip opportunities for additional income in Brevard County.

It's a difficult job balancing all the different priorities as a PM, so finding one who focuses on your priorities is a must.
