Ask about the casualty loss with your CPA. 

Do the same for other potential big repair items, like the furnace, etc...Your cost is restricted to what comes out of your pocket...as in "cash", so keep any cash you have in your pocket (except the down payment... and the lower the better there). 

Hey Joe,  The more conservative the lender the more likely they are to stipulate these items-I'd guess this is a bank loan.  

Being a real estate professional myself helped us know how to negotiate items that arose during the process.

Ask him for an itemized breakdown of the services he is providing you for both scenarios (your current versus QuickBooks).

Lies and stories.So, I really did not expect the change in behaviors with a new person or loss of one person. 

Holes in drywall, ripped furniture, stolen items.

When or if you have flood damage and no coverage it's usually a 90% loss of structure as the drywall, electric, and anything submerged is putrid and ruined. 

New items: Roof, Funrace, AC unit, Paint, Floors, Carpet.

Then I got strapped for time due to having a 2nd child and let a family move in with the agreement that the dad would finish the trim and any small items that were left.
