It’s tough to find good multi family properties, but SFRs should provide some opportunity, including in many areas to build additional units in the coming years (new regulations will kick in mid 2025 in most of the urban area to allow multiple homes or a home with 2 ADUs on SFR lots).

I don't know if there is anything CA specific but my leases have in them that unless otherwise noted in writing that the lease automatically continues M2M unless written communication including text is documented.

Other than those rare situations where the seller is in some sort of bind (aka a "creative finance deal" where the seller can't do a normal deal for one reason or another including I think not being advised well), you are really just saying that you neither have the funds nor the financing to complete the purchase.In that case, I can see why the agent ghosted you. 

@Alex Ng yeah, both of those are really important things including the POA document and a few other things as well. 

Be sure you have a good understanding of what is included and what you expect to get from it.
