@Brant RichardsonI'm not a CPA or an attorney, however, I have implemented a similar 1031 strategy several times & can share with you the mistakes I made, the things I did right, & what I have learned.Definitely seek advice from Bill Exeter for 1031 guidance, he posts on BP frequently.Also, check with you CPA about the stepped up basis on the inherited property which may not have a large tax liability to you.

He also told me in multiple conversations that the OM was working on filling the vacant units but they aren't filled yet because he did not want to put just anyone in there; he wanted to make sure everyone was still screened correctly.The PM is also working on implementing a system where the rent is deducted automatically from the debit card of any tenants that get government assistance (the money from the program is normally deposit on the debit card the same day of every month).

The Florida legislature has implemented a new law making it illegal for roofers to do direct to consumer marketing through flyers door knocking and cold calling but it appears it may be a little too late. that coupled with frequent storms which is typical for Florida has made insurance in Florida extremely expensive.
