The backyard feature is cool but (I'm being honest here :) ) it looks like a dump - dirt on the floor, what appears to be some kind of trailer park or similar on the other side of the trees, mismatched chain link fencing, mismatched chairs, etc.

They most likely will not exercise that provision (as long as your current on payments) and you are honest on the front end, and they understand you control the LLC. 

You need to find a good one though, that is honest & competent.

If you don't trust them to provide you with honest data, then you shouldn't be working with them.They can run a search, get the listings, and then email those listings to you so the data is verifiable.

Any feedback would be a huge help and honestly just typing this out helped a fair amount!

I will speak up and protect my money.To be bluntly honest, it would be a red flag for me that you have not built up and investment funds after 30 yrs as a GC.

You'll listen to 20 conflicting viewpoints here and there of each investors describing what works best for them.

Each has to do the math and be honest with themselves about the ROI, ROT* (return on time), and ROS* (return on stress) [* yeah, I made those up, but they are real!]. 

Idk if I would buy it again to be honest.

Honestly, it sounds like you are just looking for reasons to buy.
