I think the strategy here is to look up the probate cases, if they have an attorney in the description, then call that attorney and determine if there is an opportunity to help the deceased homeowner's home be sold.

My opinion is that nobody is ever going to buy that tiny sliver of land, perhaps I do wait it out or even let the future homeowner buy the lot at a steep discount because they can't sell it.

So I assume when you market openly to groups of homeowners you will get lots of responses that might not fit your criteria for wholesaling, Subject to, etc.

The additional supply will eventually come from home owners who finally realize what a great market it is to sell and decide to put their home up for sale.

If the home owner said yes the VA would get the home owners information and the information on the house. 

What are your strategies and thoughts on insuring your properties beyond basic homeowners insurance? 

But for right now because I will be the home owner, inheriting tenants scares me a little bit.

It could also be a prank to scare off buyers, maybe the last homeowner who bailed from a foreclosure.
