I haven’t found a property management software that will collect the rental payments and subsequently process them into my SDIRA custodian’s online payment portal.

We use them for our 14 unit property and the process was simple.

If you decide to let your roommates know that you are the landlord, I would also recommend handling the leasing process instead of using an agent to be very clear up front that you are the landlord and roommate of the prospective applicants. 

Also, there's a process which will cost money to put a mobile home on top of the lot including movings costs, hook ups, set-up fees, etc. 

I truly don't know, but if the gut is extensive and you are going to hire GC anyways, it might be worth throwing some numbers around to see what you can get.

How much of that would be lost to hire a competent person to do the activities that are causing you to consider giving up this profitability?  

I have advised many others through the process - there's some tax consequences you should be aware of.
