I would have about $30k - $40k for a down payment, closing costs, and a few months of reserves. 

"Regentrification" to me is when a City, Mayor's Devenlopment Council, offers Tax breaks etc. for Builders to build "affordable housing" in the run down neighborhoods where I would never want to own anything.

You could buy 30+ cash flowing townhomes in this area of KC for that that will generate substantially more than what you are getting right now not to mention paying down debt on the new property and depreciating it to lower your tax basis.

This will allow less than 20% down. 

I have ideas of how to meet my goals and step my foot through the door of RE Investing but with my lack of experience I would be very grateful if there is anyone in my area (Lake Wylie, SC/ Charlotte, NC) with more experience and willing to sit down for 10-30 minutes with me and help me get over the fear factor of taking that first step, and help me feel comfortable to be able to take action and start the journey.

homes don't seem to be in great shape and block by block homes all seems to run down.

I didn’t know if this was some normal twist that a wholesaler could possibly go for with the argument that I agreed to XYZ and if they got the seller down, it should be their profit..

Beyond the common terms of the loan: interest rate, overall term, down payment; commercial loans are almost always full recourse to the borrower.
