Why not do it the other way:  Have your construction loan, the perm part, be contigent on you selling your current property.Honestly, don't worry about problems that haven't occurred just yet.

I assume that some listings are FOMO sellers, but I have no idea whether FOMO selling is occurring at a large enough scale to have any tangible impact on the market....what do you think?

I could be dead wrong, but my theory is that the average value range is going to be what is hit the most and that is where the largest ADR drop will occur because that is where the most competition is going to be.  

Inspection occurs in July and you find a broker joist 5 months later?
