I think our group has a few people in your boat so if people are interested I am thinking we might morph into a group for first time buyers, bring some deals in look at, help each other due DD etc..

I'm also a member of some of the real estate investment groups in the area, and love any chance to talk St Louis real estate.  

Odds are the rates are higher form national groups compared to local but they do offer 30 year fixed terms which many local do not on these loans. 

There are plenty of no-commission brokers out there as well -- you pay a fixed fee per transaction (we pay $300-500, depending on which state we're in), and then the entire commission comes to us.These smaller brokers generally don't offer a big name or the same level of support -- but, the name is meaningless (per research done by various groups) and the level of support is less important as you gain experience.
