If I purchase directly from a turnkey in the future I'll ask them if they can ensure that the property will appraise for the purchase price (I'm not sure if this will help, clearly I'm very green!). 

We probably read 15 different books on REI and listened to dozens and dozens of the BP podcasts - side note, WOW is David Green good at interviewing! 

That’s the only thing stopping me, a few young and dumb mistakes is stopping anyone from giving me that green light.

I like to set the bar up high for me because I do believe in my ability to achieve my set goals.

I’ve got a close friend who is partnered with an attorney and they get great deals on tax lien properties quite often.this could have some issues with the bar.. most attornies are not allowed to partner with clients at least that's what my attorney told me 

Someone over the 5mm net worth and high income I would probably green light it.
