Im a wholesaler in Indiana trying to find an investor friendly title company in Grand Rapids.

I'm probably gonna save up about 2 or 3 grand and use that to get through my first deal, and then i can use the proceeds from that deal to do the rest.

I'd rather hand over 25 to 30 grand to a private lender who I can have a personal (long term) relationship with rather than the HML with the huge money cost plus the 25% down.

I probably would have gave them a couple grand more if we had bargained in good faith. 

Have a off-market lead for home near Grand Rapids, MI.

If I see it needs a new roof I won’t even consider it unless it’s absolutely smoking of a deal because a roof on a 3 or 4 unit 3,000sq ft house can be 8-10 grand right off the top .

In Spring, for example, the construction of the Grand Parkway is turning the rural into the suburban as new housing developments are built daily it seems.

No ..but I’m greedy lol  as an example my triplex gets about  $1,500 a month in rents .After all expenses I get around 275$ per- door .... 800 profit a month ,Did I mention I only paid 35 grand total for the property  ?  

One thing that I do see as a big plus is the grand parkway goes right through the area which gives anyone near by access to the nicer areas in North Houston.

I can barely do a kitchen myself for $8 grand.
