The past 4 years since graduating, I've been hustling to pay off student loans with ugly interest rates.

My wife will will be a CRNA and I'll be graduating from my nurse practitioner program in July and we have contract offers in Phoenix and Greenville, SC.

At the time I had just graduated college, my state was offering a grant for up to 3.5% for a down payment on a 1-4 unit if you live in the property for a certain number of years.

@Warren Sawyers yes hire one... if you can’t take care of tasks, just document what you need done, then transition to bigger property where you get to be the boss with boots on the ground.Key is to graduate to major things and not get stuck with minor things.

After graduating from Mississippi State with a Business degree in Management of Construction and Land Development and a Minor in Real Estate in 2009, I thought that I graduated with a useless degree due to the economy.  

I am currently a masters student studying property development and law at the University of Arizona about to graduate in May.

Plus, make it a multiplex (like 2, 3, 4 units)... that you can rent to other students so you will graduate with a college degree(s) and a degree in landlording from the school of hard knocks...
